UTAH SHORT-TERM RENTAL PROPERTY

A great place to stay.A business to understand.

Views and a nightly-rate estimate don’t tell the whole story. Start with whether the property can operate the way you intend, then examine the economics and the day-to-day work.

IN YOUR CORNER

Property experience meets a disciplined review.

Rene MembrenoGet to know your agent

Rene brings a disciplined, numbers-first review to the search. The goal is a property that fits your strategy, not a purchase built on an attractive revenue headline.

  • Verify the address and intended use before underwriting it.
  • Build a full operating budget, including quieter months.
  • Confirm the plan with local officials and qualified advisers.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Define your use.

Is this primarily a rental, a place for personal trips, or a mix? Your intended use shapes the property search and the questions for your lender and tax adviser.

  2. 02

    Check permission first.

Verify zoning, local licensing, and HOA or deed restrictions for the exact property. An existing online listing is not proof that your planned use is allowed.

  3. 03

    Build the operating plan.

Discuss seasonality, management, cleaning, furnishing, utilities, insurance, and repairs. Request evidence behind occupancy and rate estimates.

  4. 04

    Decide with a fallback.

Consider how you would carry the property through weak demand, and whether another permitted use would be workable if your plans change.

LOOK A LITTLE CLOSER

Before you buy the booking potential.

Rene can help organize the property questions. Get address-specific answers from the city or county and the professionals responsible for each part of the plan.

Permission and documents

Ask about zoning, permits, inspections, renewal conditions, and whether an existing approval transfers to a buyer. Read the association documents separately.

Revenue, with context

Look for historical bookings, seasonal patterns, owner-use days, and fees. Gross booking revenue is not the same as cash available after expenses and debt payments.

A realistic launch budget

Account for furniture, linens, initial supplies, photography, setup, and a cash buffer. Check what is actually included in the sale.

The work after checkout

Plan for turnovers, guest communication, emergency repairs, local support, and reporting. Compare management agreements and the full fee structure.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Rene.

Are short-term rentals allowed everywhere in Utah?

No. Local governments can regulate short-term rental use and may require licenses or permits. Rules depend on the location and property. Check the exact address rather than assuming a whole city is eligible.

The seller already rents it. Can I keep doing that?

Do not assume so. Verify current permitted use, approval conditions, ownership-transfer rules, and any HOA or deed restrictions before relying on the seller’s operation.

Can I use the property for family trips?

Discuss personal use with your lender, insurer, and tax adviser. It affects availability for guests, and mixed rental and personal use can change tax treatment.

Will booking platforms handle every tax and license?

Do not assume they do. Confirm your own registration, collection, and filing obligations with the relevant authorities and a tax professional, including what any platform handles for you.

Can Rene guarantee rental income?

No. Revenue depends on demand, rates, availability, competition, and operating decisions. Rene helps you investigate the property and assumptions so you can make a more informed choice.
